What actually goes wrong
None of this means your home was built badly. It means the paint spec was written for move-in day, not for living in.
One thin sprayed coat
Builders spray a single coat of contractor-grade flat to hit a schedule. Coverage is uneven and drywall or old color reads through in raking light.
No primer over new drywall
Paint sprayed straight onto bare board and joint compound absorbs unevenly, leaving the patchy sheen and shadowed seams called flashing.
Walls that can't be cleaned
Flat builder paint burnishes. Wipe a scuff and you polish a shiny spot into the wall — and touch-ups leave visible halos instead of blending.
Nail pops and settling cracks

Thin exterior coverage
Siding, fascia, and garage doors are the first to chalk and fade when the original coat was stretched. Catching it early prevents substrate damage.
